Manlius Resort Lifestyle Retirement Community—Fayetteville (Town of Manlius), New York

Our design team provided complete site engineering and permitting services for this 8 acre senior independent living community in the Village of Fayetteville. The design work included a sophisticated stormwater management system with over 30 surface water quality treatment measures along with an underground water quality mitigation basin.


Napierala Consulting led the permitting team through the local planning board process and permitting phase. The site design included the implementation of over 1000 linear feet of retaining walls to achieve the desired grades for this senior housing facility on a hillside site. Coordination with the local utility company became integral in order to relocate an underground electric main providing a community redundant service. During the construction phase, our team provided oversight and weekly stormwater inspections.

Good Shepherd Village—Endwell, New York

Our design team provided the site civil engineering component for Good Shepherd Village @ Endwell, a Continuing Care Retirement, Community Project (CCRC) in the Town of Union, a suburb community of Binghamton, New York.


This project included the development of a 70-acre hillside site into a retirement community that includes 74 cottage homes, 80 independent living apartments, 32 assisted living units and 32 health care beds along with a community center with eating, recreation, and community rooms.


We worked with project team members through all aspects of the project including site feasibility, conceptual design, design development, zoning and site plan approval, environmental and local utility approvals and site construction.

Shaker Pointe @ Carondelet—Town of Colonie, New York

The design team provided the site civil engineering design and permitting for Shaker Pointe at Carondelet, a senior living community in the Town of Colonie, a suburb community of Albany, New York.


This project included the development of a 30-acre parcel of both wetlands and upland areas into a retirement community that includes seven duplex cottage homes and 184 independent living apartments with a community center with eating, recreation, and community rooms.


Napierala Consulting worked with project team members through all aspects of the project including design development, zoning and site plan approval, environmental and local utility approvals and site construction.


The project included the implementation of stormwater “Green Infrastructure” practices including bioretention areas, rain gardens, rain barrels, permeable concrete, impervious area reduction and site feature layout intermixed with the natural environment.

St. Luke Residential Health Care Facility—City of Oswego, New York

Our design team provided local site engineering services as a design team member joining the PDC Design Group of Wisconsin to assist in the development of this 60-unit assisted-living facility in Oswego, New York. The project consists of sloping topography with shallow bedrock soil conditions.


Site utility coordination, layout, and design for the facility were provided. This type of project coordination exemplifies Napierala Consulting’s working relationship with other professional firms, working together for a common goal to the satisfaction of the owner.

Shadow Brook Retirement Community—Town of Scriba, New York

Our design team provided site development design services for this 10-acre land development project. The project is an independent-living retirement community consisting of 18 residential duplexes and a community center.


Complete site design services, from the local permitting process approval to final construction plan development, were provided. The project included close to 1300 linear feet of new road layout, water and sewer main design, stormwater drainage, and site grading. Design criteria included the Americans with Disabilities Act (ADA) requirements; driveways and the walking path were graded to accommodate wheelchair accessibility.

The development was also designed to blend with the natural setting. Red Wine Creek, a tributary to Lake Ontario, runs along the property. Special consideration was required in order to protect the water quality of the creek. To incorporate the creek into the development, a walking path was integrated into the design plans to provide recreational opportunities.


Final design plans were completed in two months and approvals from local government agencies were obtained without delay. Construction began in January 1999; site work (utility installation and grading) was completed in the summer of 1999.

The Lodge @ Avila Retirement Community—City of Albany, New York

The design team provided the site civil engineering design and permitting for this 67,500 square foot senior living center as an expansion of the existing Avila Retirement Community.


The site work was performed within the tight confines of a city block and working with the city planners to provide proper landscape treatments in concert with parking and pedestrian access and egress.
